BlackSoil group recently acquired a RBI registered non-deposit NBFC – and renamed it BlackSoil Capital Private Limited. Main purpose of the company is to provide debt facility to new ventures and upcoming real estate projects in India by providing Venture Debt, Special Situation Lending and Real Estate focused funding.

Real Estate Funding

Construction Finance

  • It is a value added loan where the proceeds are used for financing construction activities
  • Loan for construction, with features such as interest reserves and repayment ability based on project completion

Property Loan

  • The main focus of this product is to provide loan to property purchasers to raise funds to buy any property
  • It also provides loan to existing property owners to raise funds for any purpose while putting a lien on the property being mortgaged

Cash-Out/ Refinancing

  • Specific kind of refinancing facility where the new loan amount is higher than the existing loan and this amount is used to repay existing lenders
  • The purpose behind such re-financing is to extract promoter equity from the asset

Bridge Loan

  • A short-term loan taken for a period of 3 months to an year
  • Used until a person or company secures permanent financing or removes an existing obligation
