BlackSoil launched its first SEBI-registered AIF Category II real estate fund, the BlackSoil Realty Fund, in 2013. The fund invested ₹158 crores in 7 residential projects primarily located in Mumbai, Bangalore, and Hyderabad. As of now, the fund has successfully exited all 7 residential projects.
 
According to CRISIL benchmarking, the fund is ranked in the “Top Quartile” compared to 13 schemes launched in the same year.

Building on the success of its first real estate fund, BlackSoil partnered with Walton Street India (the India business of Walton Street Capital, a Chicago-based real estate private equity firm) in 2016 to launch its second real estate fund, WSBREDF-I. The fund raised over ₹320 crores from more than 80 investors and has deployed over ₹340 crores across 7 projects to date.

In 2021, BlackSoil launched its third real estate fund (and its second in partnership with Walton Street) – WSBREDF-II. The fund, worth ₹500 crores, invests in senior secured debt securities to provide capital for mid-income residential real estate projects in key Tier-I cities in India.
 
To date, the fund has raised ₹670+ Crs and has deployed ₹320+ Crs across 6 projects. It is worth noting that 70% of the fund was subscribed at initial closing.
